With the use of the internet technical data and information relating to sites is made available on dedicated micro-websites. It is then possible to monitor who accesses the site so that we can ensure the most current information
is available before an offer is submitted.
However, where sites are to be sold on a 'subject to planning' basis, where
the developer pays for the planning costs, a different marketing approach is taken.
In these circumstances it is the ability of the purchaser to deliver the
planning that is paramount. Committing owners to 12 months of
uncertainty is only recommended if the scheme the purchaser is suggesting
is viable. Assessing the schemes with a technically critical eye is crucial and only experience and the confidence to challenge any concerns result in a successful outcome.
